1. Acceptance of these terms
These Terms of Service (“Terms”) govern your access to and use of the RentEra mobile application and related services (the “Service”), operated by 0957661 BC Ltd (“RentEra”, “we”, “us”). By creating an account or using the Service, you agree to these Terms and to our Privacy Policy. If you do not agree, please don't use the Service.
2. Scope of these terms
These Terms apply to the RentEra tenant-facing mobile application and this website. They do not apply to RentEra's internal staff tools, which are invite-only systems used by our employees and are governed by separate agreements.
3. Eligibility
You must be at least 18 years old and able to form a legally binding contract to use RentEra. The Service is intended for renters in the United States and Canada. You are responsible for complying with all laws that apply to you.
4. Your account
- You agree to provide accurate, current, and complete information and to keep it up to date.
- You may register with an email and password, or sign in using Google or Apple. You are responsible for safeguarding your login credentials regardless of sign-in method.
- You are responsible for all activity that occurs under your account.
- Notify us promptly at contact@rentera.ca if you suspect any unauthorized use.
5. Using RentEra
RentEra lets you discover curated rental listings, submit applications, communicate with property managers, sign lease documents electronically, view rent information and receipts, set up Pre-Authorized Debit (PAD) rent payments, and create and track maintenance tickets. We grant you a limited, non-exclusive, non-transferable, revocable licence to use the Service for your personal, non-commercial rental needs.
6. Rental applications
When you submit an application, you represent that all information you provide — including personal identifiers, employment and income details, residence history, background disclosures, and any co-applicant information — is true and accurate to the best of your knowledge.
- Co-applicants. If you include co-applicants, you confirm that each co-applicant has consented to you submitting their personal information and to RentEra processing it under our Privacy Policy.
- Government identification. Certain property managers may require a Social Insurance Number (SIN) or equivalent government identifier as part of their screening process. Providing this is voluntary on our platform, but declining may affect eligibility for those specific listings.
- No guarantee of approval. Submitting an application does not guarantee approval or a tenancy — all decisions rest with the relevant property manager or landlord.
- Withdrawal. You may edit or withdraw an application while it remains under review.
- Consequences of false information. Providing false information may result in rejection, removal from the Service, or legal liability.
7. Acceptable use
You agree not to:
- Use the Service for any unlawful, fraudulent, or harmful purpose.
- Impersonate another person or misrepresent your information.
- Harass, abuse, or harm property managers, staff, or other users.
- Attempt to access accounts, data, or systems without authorization.
- Interfere with, disrupt, or reverse-engineer the Service.
- Scrape, copy, or republish listings or content without permission.
8. Payments & Pre-Authorized Debit
Browsing listings and submitting applications through RentEra is free for renters. Rent amounts, deposits, and any related charges are set by your property manager or landlord under your lease, not by RentEra.
Pre-Authorized Debit (PAD). Where the Service is used to collect rent via PAD:
- You authorize RentEra and its payment processor, Helcim, to debit your bank account for rent amounts as described in your PAD agreement.
- By signing a PAD agreement in the app, you consent to recurring debits on the schedule specified in your lease. Your IP address and device information are recorded at the time of signing as part of the legal PAD record.
- You may revoke a PAD authorization at any time through the app, subject to any notice period required under your lease or applicable Canadian Payments Association (Payments Canada) rules.
- You are responsible for ensuring sufficient funds are available on each payment date. Returned or failed payments may result in fees from your bank.
- Payment processing is subject to Helcim's own terms of service and privacy policy.
9. Listings & third-party content
Listings, descriptions, pricing, and availability are provided by property managers and landlords. While we curate the experience, we do not own or independently verify every listing and are not responsible for the accuracy of third-party content or for the conduct of any property manager, landlord, or other user.
10. Intellectual property
The Service, including its software, design, logos, and the “RentEra” name, is owned by 0957661 BC Ltd and protected by intellectual-property laws. You retain ownership of the content you submit, and you grant us a licence to use it as needed to operate and improve the Service.
11. Disclaimers
The Service is provided “as is” and “as available” without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or that any application will result in a tenancy.
12. Limitation of liability
To the maximum extent permitted by law, RentEra and 0957661 BC Ltd will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising from your use of the Service. Nothing in these Terms limits liability that cannot be limited under applicable law.
13. Termination
You may stop using the Service and delete your account at any time. We may suspend or terminate access if you breach these Terms or use the Service in a way that may cause harm or legal liability. Provisions that by their nature should survive termination will survive, including any outstanding PAD obligations under a signed lease.
14. Governing law
These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict-of-laws rules. The courts located in British Columbia will have jurisdiction, except where applicable consumer-protection law entitles you to bring proceedings in your place of residence.
15. Changes to these terms
We may update these Terms from time to time. When changes are material, we'll update the “Last updated” date and, where appropriate, notify you in the app. Continuing to use the Service after changes take effect means you accept the updated Terms.
